For commercial real estate brokers
Broker Referral Program
Have a seller willing to carry a note, or a buyer whose financing needs a different structure? Bring the proposed transaction to Seller Mortgage Capital.
Discuss a Seller Financing OpportunityA reviewed transaction—not a shortcut around underwriting
Seller financing may provide negotiating flexibility, but the seller becomes a lender and needs to evaluate repayment risk. SMC supports commercial transactions across the United States, including investment duplexes, triplexes and fourplexes. No land sales or owner-occupied residential loans.
Share the opportunity
Start with the property type, price, existing debt, seller’s cash goals, buyer status and any proposed terms. Keep sensitive financial documents out of the general inquiry.
Evaluate the buyer and terms
Marlon reviews borrower information, property performance and the proposed financing. The calculators illustrate cash and payment timing; they do not approve a borrower.
Coordinate closing and servicing
SMC helps coordinate due diligence and closing with attorneys and a title company, then can service the loan. The seller remains the lender and holds the note.
Referral compensation
For an eligible referring broker, SMC’s referral component is 0.25% of the seller-financed loan amount, paid out of SMC’s fixed 1.5% transaction fee—not an additional charge to the seller. Confirm the arrangement, applicable licensing and payment terms with SMC before relying on compensation. Referral compensation is separate from any brokerage commission.
Prepare for the conversation
Use Structure My Sale™ when the seller knows their cash goals, or the payment calculator when terms have already been discussed. SMC can review the opportunity with you and the seller. Completion, repayment and refinancing are not guaranteed.
